Simple Formula:
Maximum EMI capacity = Net monthly salary × 50% − Existing EMIs
Example: Net salary ₹80,000. Existing car loan EMI ₹8,000.
Max home loan EMI = ₹80,000 × 50% − ₹8,000 = ₹32,000/month
At ₹32,000 EMI → 20 years → 8.75% rate → Loan amount ≈ ₹33–35 lakh

5 Mistakes You Must Avoid
Getting quotes from only one bank — The most common and costly mistake. Comparing 3–4 lenders can easily reveal a 0.25–0.5% rate difference — worth lakhs over 20 years.
Ignoring processing fees — Some lenders advertise "0% processing fee" but bury costs elsewhere. Always compare the total cost of the loan, not just the headline rate.
Using a personal loan for the down payment — This creates a dangerous double-loan spiral. Your down payment must come from savings, not debt.
